Somerset is on the brink of a significant housing expansion with plans for over 12,000 new homes in 2024, with Castle Cary and Evercreech playing pivotal roles.

The former BMI complex in Castle Cary could see 81 new homes, while Evercreech's Prestleigh Road is poised for 120 homes, subject to approval. These developments are part of a broader plan to meet the housing needs up to 2029, as outlined in the Mendip Local Plan Part II.

In addition to these key sites, several other significant developments across Somerset are also awaiting approval. Notable among them is the Folletts Farm site in Bridgwater, the Somerton Road site in Street, and the Orchard Grove development in Taunton.

These projects represent a concerted effort to address the region's housing crisis, providing both current residents and newcomers with housing options.

The largest proposed development is the Selwood Garden Community in Frome, promising a substantial expansion with 1,700 homes. Similarly, the Monkton Heathfield urban extension in Taunton aims to add 1,450 homes.

West Woolavington site will significantly increase the size of its village with 1,400 new homes.

Other notable developments include the Bower Lane project in Bridgwater, offering 750 homes, and the West Wincanton site, set to expand Wincanton with 650 homes. Crewkerne's Key Site is also set for an extension with an additional 525 homes.

However, the approval and delivery of these developments may face delays due to the need for additional phosphate mitigation following the Dutch N court case. This could extend the timeline for the actual construction of the approved homes.

Overall, the list of 50 potential sites demonstrates Somerset's commitment to expanding its housing capacity. With Castle Cary and Evercreech at the forefront, these developments will play a crucial role in shaping the region's future, providing a range of housing options from one-bedroom flats to four-bedroom houses, with a significant portion being affordable.
