Shepton sellers slash thousands as house prices hit record high

House prices in Shepton Mallet have surged to a new high, with the average property now going for £381,400, according to the latest Land Registry data.
That's a rise of £11,442 (4.28%) in the last year alone – and a massive £57,250 (25.84%) over five years. But despite the big numbers, it's not all plain sailing for sellers.
Homes in the town are now taking an average of 53 days to sell – and most are changing hands for around £17,478 less than the original asking price. That's a 4% drop, and a clear sign that while the market's hot, buyers still have bargaining power.
In March 2025, there were 20 new listings, 24 sales agreed, and 17 price cuts across the BA4 postcode.

Over the last year, 132 properties were sold – a slight increase on the previous year – with most falling into the £194,000 to £258,000 bracket. A further 23 homes sold in the £258,000 to £322,000 range.
Some sellers are being hit harder than others. One property on Cornwall Road was originally listed at £290,000 – but finally sold for £225,000, a £65,000 drop. A flat on Paul Street went for just £115,000 after being priced at £135,000.
Still, the top end of the market is holding firm. Homes on Compton Road are averaging £484,500, with Domus Drive and Charlton Road not far behind.
At the other end, Paul Street is Shepton's most affordable spot, with homes averaging just over £101,000, followed by Waterloo House and Regal Way, where average prices remain below £120,000.
Property Solvers tracked average sold price data from HM Land Registry since 2020 to provide the data.
Commenting on the data, Property Solvers co-founder Ruban Selvanayagam said: "to keep the data less skewed, we only ranked the streets that had over three sales."
"At the top end, properties on Compton Road averaged around £484,500, while on the more affordable end of the scale, homes on Paul Street sold for as little as £101,000."
