Shepton Mallet housing proposal denied amid rural preservation concerns
In a move to preserve the rural charm of Shepton Mallet, Somerset Council has denied a planning application for five new houses at Yew Tree Farm on Hembridge Road, East Pennard.
The application had sought permission to build a series of large detached homes, which the council said would disrupt the area's countryside aesthetic.
Several factors influenced the decision to refuse the application, chief among them being the proposed development's location in open countryside, which conflicts with the Mendip District's settlement strategy.
The council argued that the style and layout of the proposed homes would introduce an urbanising effect inappropriate for the rural setting, visually encroaching on the open countryside.
Further concerns were raised about the development's impact on local transport, as the location's limited accessibility to services would likely increase reliance on private vehicles, contrary to sustainable development goals.
Despite an ongoing shortage of a 5-year housing land supply, which often encourages development, the council concluded that the negative impacts of the proposed project far outweighed any potential benefits. This stance aligns with local and national planning policies aimed at protecting rural landscapes and managing growth responsibly.
