Shepton Mallet High Street property up for auction

A Grade II-listed building on Shepton Mallet High Street is going under the hammer with a guide price starting at £150,000.
The mid-terrace mixed-use property at 51 High Street includes two ground-floor retail shops and three self-contained residential maisonettes. It is being sold by online auction through Cooper and Tanner on Thursday, 16 July.
Bidding is due to open at 9 am and close at 2.45 pm, with the auction scheduled for midday. The guide price is listed at £150,000 to £190,000.
The property is within Shepton Mallet Conservation Area and is described as requiring a programme of renovation. The listing says it offers an investment opportunity once refurbished, with demand for both retail and residential accommodation in the area.
The accommodation is accessed through a communal hallway and stairwell linking the ground and first floors. There is also a small enclosed courtyard within the property.
The occupational details show that 51a, a ground-floor shop, is expected to have a new lease put in place, while 51, another ground-floor shop, is vacant.
Flat 51a, a ground and first-floor maisonette, is vacant. Flat 51b, a first and second-floor maisonette, is also vacant, while Flat 51c is expected to have a new assured shorthold tenancy put in place.
The freehold property is not subject to VAT, according to the listing. Completion has been set for Thursday, 13 August, or earlier by mutual agreement.
Potential buyers are being told to check the auction legal pack, which includes an asbestos management plan, fire report and fixed wire installation report.
Business rates are listed as £3,700 for ground-floor shop 51a and £4,150 for ground-floor shop 51. The three flats are each listed as council tax band A.
Successful bidders will be required to pay a 10 per cent deposit within 24 hours of the auction. Cooper and Tanner also requires bidders to register in advance and pay a buyer's administration fee of £1,395 including VAT if successful.
Viewings are strictly by appointment only through Cooper and Tanner.
