Council set to sign off on 620-home Duchy development

Plans for a major new neighbourhood on the edge of Shepton Mallet are set to move forward this week as Somerset Council prepares for a final vote on phosphate conditions.
The Duchy of Cornwall, alongside developer C G Fry and Son Ltd, aims to build 620 homes, a new primary school, care home, local centre and public open space on land at Cannard's Grave Road, currently home to the Mid Somerset Showground.
Councillors originally approved the outline application in September 2025, but a final decision on nutrient mitigation is due on Tuesday, 6 January. New rules require developers to demonstrate phosphate neutrality in protected areas like the Somerset Levels.
The council said phosphate credits are now "more readily available" and plans to amend conditions rather than block progress. Around 30% of homes would be affordable under the proposals.
If approved, construction could begin in 2027. Concerns raised include drainage, flooding risk and access to the proposed school and care home.
