A consultation is being held to get the views of Shepton Mallet residents before a planning application for 133 homes in the town is submitted.

Redrow Homes want to build the development on the edge of town to the south of Old Wells Road, and are seeking the public's thoughts before submitting their application to Mendip District Council.

An outline planning application was submitted at the site by Redrow Homes for 142 dwellings in July 2013 for a slightly larger area than is now proposed.

The application was recommended for approval by the case officer but was refused by planning committee. An appeal was submitted against this decision, but was later withdrawn.

The site will be accessed via a new priority junction from Old Wells Road and, if approved, will deliver around 133 dwellings which will include 30 per cent affordable housing, which equates to around 40 homes.

On the Redrow Homes website it says: "We welcome comments regarding the appropriate mix of house-types - however, significant work will be carried out before an application is made to ensure the proposal meets the identified local housing need for the area.

"The development will provide a rare and valuable opportunity for those looking to escape private rented accommodation - perhaps a small one bedroom flat in the town centre - to take the first step onto the housing ladder by purchasing a high-quality home without needing to leave the local area."

In the plans, approximately one third of the site will be provided as public open space. The largest area to the south west of the site will comprise a large kickabout area, community orchard and natural play area.

A new pedestrian crossing on Old Wells Road is proposed as part of the plans, and the developers are also looking at the possibility of connecting up to the existing footpath that runs between the Ridge Road and the B3136.

A pre-application submission was made to Mendip District Council on September 1 to understand their views on the proposed development.

In parallel, Redrow Homes are also seeking residents' views on the evolving proposals for this site.

People are invited to make comments on these proposals and the emerging development in general from now until October 21.
